ESB supplies buildings across a broad range of sizes, from garages and workshops to agricultural and commercial buildings. The most suitable framing system depends on the span, height, length, intended use, door openings and site loading. Wider, taller or more demanding projects may require a heavier hot-rolled steel frame rather than a lighter cold-rolled system.
Yes. A building can often be configured around existing dimensions, boundaries, access requirements or a connection to another structure. Accurate measurements and clear details are important, and some situations may require a different roof form, framing arrangement or additional engineering checks.
Cold-rolled framing is efficient and economical for many garages, workshops, agricultural and light-commercial buildings. Hot-rolled steel is generally used for wider spans, greater heights, heavier loads or more demanding features. One is not automatically “better” than the other—the correct system depends on the building and its site-specific requirements.
Potentially, but open elevations can significantly increase wind uplift and structural loading. This may require a heavier frame and additional engineering. In some cases, an enclosed building with suitable large door openings is the more practical and economical solution. We assess this from the proposed layout and site location.
That depends on how the building will be used. Single-skin cladding is often suitable for basic storage and agricultural use. An insulated roof can improve condensation control and comfort, while fully insulated roof and wall panels are more appropriate for regularly occupied, heated or temperature-sensitive buildings. Higher thermal specifications may be required for particular Building Regulations or Part L requirements.

The structural design considers the building location, altitude, exposure, dimensions, roof form and intended use. Features such as large openings, open elevations, canopies, solar panels, mezzanines or roof-mounted equipment can also affect the loads and may require further engineering checks.

A General Arrangement—or GA—drawing shows the building’s principal dimensions, elevations, frame arrangement, roof form, doors, openings and other key features. It is issued for approval before manufacture, allowing the agreed building configuration to be checked and confirmed.
We normally need the site postcode, intended use, width, length, eaves height, preferred roof form, cladding specification, door and window requirements, and any unusual site or design constraints. Tell us about features such as open sides, canopies, solar panels, mezzanines, cranes or adjoining structures as early as possible.
Changes can usually be considered before manufacture, but they may require revised drawings, structural checks, pricing and lead time. Doors, openings, dimensions and other important features should therefore be confirmed carefully before the drawings are approved.
ESB buildings are engineered using the applicable current standards for structural design, site loading, cold-formed or hot-rolled steel and manufacture. Cladding, Insulation & Condensation
Understanding single-skin and insulated cladding, condensation-control options, rooflights and thermal performance.
Single-skin cladding uses profiled steel sheets without an insulated core and is an economical choice for many storage and agricultural buildings. Insulated panels combine inner and outer steel skins with an insulation core, providing improved thermal performance, internal comfort and condensation control.
An anti-condensation membrane can be applied to the underside of the roof sheets to temporarily hold moisture and release it as conditions improve. Good ventilation, moisture control and the way the building is used also matter. For heated, occupied or moisture-sensitive buildings, an insulated roof or fully insulated envelope may be more appropriate.
Insulated panels greatly reduce the risk of surface condensation by keeping internal surfaces warmer, but no building system can guarantee that condensation will never occur. Internal humidity, ventilation, heating, air leakage, thermal bridging and how the building is used all influence moisture levels.
The correct thickness depends on the building’s use, heating, occupancy and required thermal performance. A basic insulated panel can improve comfort and condensation control, but it does not automatically satisfy every current Part L or Building Regulations requirement. Higher-performance roof and wall specifications are available where the project requires them.
Yes. Rooflights can be incorporated to provide natural daylight, with options suited to single-skin or insulated roof systems. Their number and position should be agreed during the design stage because they affect the roof-sheet layout and may influence thermal performance, solar gain and internal comfort.
Yes. This mixed specification can be a practical option where improved roof insulation and condensation control are beneficial, but fully insulated walls are not required. The suitability depends on the building’s use, heating and expected internal conditions.

Planning & Building Regulations
Common questions about planning permission, permitted development, Building Regulations and responsibility for project approvals.
Not always. It depends on the building’s intended use, size, height, location, proximity to boundaries and whether the site is subject to additional restrictions. Some domestic outbuildings in England may fall within permitted development rights when every condition is met, but commercial, agricultural, listed or designated sites require separate checks. Always confirm the position with your local planning authority before ordering or starting work.

Some domestic outbuildings in England can be permitted development when their use and location satisfy all the relevant conditions. Typical limits include maximum eaves of 2.50m and maximum overall heights of 4.00m for a dual-pitched roof or 3.00m for another roof form. If any part is within 2.00m of a boundary, the whole building is generally limited to 2.50m high. Different rules apply to commercial, agricultural and other sites, and local restrictions can remove permitted development rights.
Planning considers whether the development and use of the land are acceptable, including its location, appearance and effect on the surrounding area. Building Regulations set technical standards for matters such as structural safety, fire safety, energy performance and accessibility. They are separate processes, and a project may require one, both or neither depending on its circumstances.
Many steel building projects require Building Regulations approval, but certain small detached domestic outbuildings in England may be exempt. Buildings under 15m² without sleeping accommodation are normally exempt; those between 15m² and 30m² may also be exempt if they contain no sleeping accommodation and meet the relevant boundary-distance or non-combustible-construction conditions. Larger buildings and other uses should be checked with a building control body before work begins.
Yes. Boundary distance can affect permitted-development height limits, planning considerations, fire-performance requirements and the practical design of the foundations and cladding. For domestic outbuildings in England, if any part of the building is within 2m of a boundary, the whole building is generally limited to 2.5m high under permitted development. Confirm the project-specific position before finalising the building dimensions.
The customer or property owner is responsible for confirming which permissions are required and obtaining the necessary approvals. ESB can provide relevant building information, General Arrangement drawings and structural calculations, but cannot grant approval or guarantee how a local authority or building control body will determine a particular project.
Yes. Where a planning, Building Regulations or fire strategy requires a fire-resisting boundary wall, ESB can specify appropriate insulated panels, fixings and associated structural details. Additional measures such as fire base cleats or protection to the supporting columns may also be required. The required fire performance must be confirmed before quotation and design.
Concrete Bases & Foundations
What to consider when preparing the concrete base, confirming foundation requirements and connecting the steel frame.
No. ESB supplies the steel building package on a supply-only basis. The concrete base and foundations are normally arranged separately by the customer through a competent groundworker or contractor, using the confirmed building information and appropriate project-specific foundation advice.
The appropriate solution depends on the building loads, column positions, ground conditions and intended use. It may involve a reinforced slab, thickened perimeter, ring beam, individual column pads or a combination of these. Final foundation requirements should be confirmed for the specific building and site.

Possibly, but its dimensions, thickness, reinforcement, condition, levels and load-bearing suitability must be checked. A slab that is adequate as a floor may not provide the required support at the steel-frame column positions. Local column pads or a new edge beam may sometimes be required following suitable assessment.
No. Confirm the building dimensions, frame arrangement, door openings and foundation information first. Pouring the concrete too early risks incorrect overall dimensions, column positions, edge details or holding-down fixing locations, which can create costly alterations later.
No. The calculator estimates concrete quantities for several common base and foundation arrangements; it does not carry out structural or ground design. Suitable ground is assumed, and the final foundation requirements depend on the ground conditions, building loads and project-specific design.

The columns sit on steel base plates and are secured using the specified holding-down fixings. The fixing type, edge distances and installation method depend on the frame design and foundation arrangement. These details should be coordinated with the approved building and foundation information rather than assumed in advance.
Doors, Windows & Access
Planning roller shutter doors, personnel doors, windows and structural openings around the way your building will be used.
A building can be configured with roller shutter doors, personnel access doors, windows and other framed structural openings. The sizes, quantities and positions are agreed for the individual project, and the exact items supplied will be shown clearly in the quotation and drawings.
A 3.0m wide × 3.0m high opening is a common ESB specification, but other sizes can be considered. The practical maximum depends on the building dimensions, eaves height, door position and surrounding frame design. Tell us the clear opening required for your vehicles or equipment rather than relying on an approximate door size.
The roller assembly, brackets and motor require space above the clear opening, so the door-opening height cannot normally be the same as the building’s eaves height. The required allowance varies with the door type and size and should be confirmed before the building height and opening are finalised.
Yes. Windows or framed window openings can be incorporated into the wall layout where suitable. Their dimensions, positions and whether the window units themselves are included must be agreed and shown in the quotation and drawings before manufacture.
Yes. The steel building can be designed with a framed structural opening for a separately sourced door, provided the required opening dimensions and fixing requirements are confirmed early enough. The door supplier’s structural-opening requirements should be checked before the ESB drawings are approved.
Large openings interrupt the wall rails and can affect the columns, bracing and surrounding structural steel. Changing an opening after design approval may therefore require revised engineering, drawings, components, pricing and lead time. Confirm sizes and positions before approving the building.

Yes. ESB can supply roller shutter doors as standalone products for new openings or replacement-door projects, including galvanised commercial, insulated commercial and domestic garage-door options. Accurate opening and fixing-face measurements are required before manufacture.

Yes. Internal partitions can be incorporated using single-skin cladding or insulated panel arrangements. Depending on the required finish and performance, an insulated partition may be faced on one side or both sides. The position, height, doors and required fire or thermal performance should be confirmed during design.
A fire-exit door provides a suitable means of escape and normally uses appropriate emergency-exit hardware. A fire-rated door is a tested doorset designed to resist fire for a stated period. These are not the same requirement. ESB can quote suitable options once the project’s fire and escape requirements have been confirmed.
Delivery & Installation
What to expect when your building is delivered, who arranges unloading and how independent installation can be organised.
Yes. ESB arranges steel building deliveries across the UK. The quotation will confirm the delivery provision for the specific project, taking account of the site location, building package and transport requirements.
Delivery is normally included within an ESB steel building quotation and will be shown clearly with the project specification. Any unusual access, location or transport requirements should be raised before ordering so that the delivery arrangement can be confirmed accurately.
Unloading is normally the customer’s responsibility, using suitable plant such as a telehandler or forklift. A delivery vehicle with a Moffett can sometimes be requested, but this is usually considerably more expensive than hiring suitable plant locally. Hand unloading may be possible in limited circumstances but is not recommended. Where independent erectors are booked, they will often arrange unloading as part of their work—confirm this with them in advance.
ESB’s core service is supply only. Installation can be carried out by independent steel-building erectors, who contract directly with the customer for their work. This keeps the building supply and installation responsibilities clear.
Yes. ESB can introduce customers to reliable independent erection teams that have each assembled hundreds of ESB buildings. The erector will quote and contract directly with the customer. You may also appoint your own suitably experienced installer if preferred.
Self-assembly is an option for customers with suitable experience, equipment and a safe method of working. ESB buildings use a fully bolted system, and each structural member is stamped so it can be cross-referenced with the construction drawings. An interactive 3D model also shows where the components fit, with ESB able to provide advice and support remotely. It is sometimes described as “giant Meccano”, but steel erection remains specialist work—use an experienced erection team if you are uncertain.

Always rely on the written quotation for the exact inclusions rather than assuming every package is identical.

The project moves through engineering, design and drawing preparation. The base layout and General Arrangement drawings are issued for checking and approval before manufacture. Once the design is approved, the building components and doors are manufactured or ordered, packed and scheduled for transport and delivery.
Drawing approval confirms that the dimensions, roof form, doors, openings and other key details match the agreed project before manufacture begins. Check the drawings carefully against your site and intended use, because changes requested after approval may require redesign, revised pricing or a later delivery date.
A typical ESB steel building lead time is around five weeks from order to delivery. This depends on prompt drawing approval, the final specification, manufacturing capacity, doors and other bought-in components, and transport scheduling. The current project lead time will be confirmed with the quotation or order.
A complete ESB building package normally includes the specified structural fixings, cladding fasteners, fillers, tapes, sealants, rivets, trims and flashings required for that package. Frame-only and other reduced-scope quotations differ, so the written quotation should always be checked for the exact inclusions.
Colours, Finishes & Maintenance
Choosing cladding colours and finishes, caring for the building and understanding replacement or future modification options.
ESB offers a broad range of established roof, wall, trim and door colours. Availability can vary with the cladding profile, coating and insulated-panel specification, so the current options should be confirmed for the individual project.

Yes. Roof and wall cladding can usually be specified in different colours, with trims, flashings, doors and rainwater goods coordinated or contrasted where suitable options are available. Confirm the complete colour schedule before the drawings and order are approved.
Coloured steel cladding uses a factory-applied protective coating designed for external use. Its service life depends on the selected product, site location, environmental exposure, installation and maintenance. Coastal, industrial or unusually aggressive environments should be identified before the cladding specification is confirmed.
Routine maintenance is generally straightforward. Keep gutters and downpipes clear, remove accumulated dirt or debris, check sealants and fixings, and repair coating damage or scratches promptly. Doors and other moving components should be serviced in line with their manufacturer’s guidance. More frequent inspection may be appropriate in coastal, industrial or highly exposed locations.
Warranty cover varies by component, specification and site environment rather than applying as one blanket building warranty. Coated cladding and insulated panels may carry product-specific warranties subject to their manufacturer’s conditions and location requirements, while doors use the relevant manufacturer’s warranty. The galvanised steel frame is designed for long service life, subject to correct use, installation and environment. Any applicable warranty details should be confirmed for the individual quotation.
Replacement cladding, trims, fixings and door components can often be sourced where required. Structural alterations, new openings or the removal of frame members or bracing must be reviewed before any work is carried out—never cut or modify the structure without appropriate engineering advice.
Yes. ESB’s colour-coordinated trimline gutter system can be omitted where the customer prefers to source and install a PVC rainwater system separately. This should be confirmed at quotation stage so the building package and associated details are prepared accordingly.
Manufacturing & the ESB Building System
How ESB’s bespoke system is manufactured, connected, braced and prepared for straightforward identification and assembly on site.
ESB buildings are produced at a dedicated manufacturing facility that manufactures ESB buildings and cladding exclusively. The structural frame, brackets, cladding and flashings are made under one roof, allowing the principal building components to be coordinated as one system. Specialist products—including doors, Kingspan panels, rooflights, bolts and fixings—are sourced separately from the appropriate manufacturers.
The ESB system is a bespoke, coordinated building system manufactured exclusively for ESB rather than assembled from unrelated generic components. The frame, brackets, cladding and flashings are produced to work together around the approved project design, supported by structural calculations, construction drawings and an interactive 3D model.
Yes. The principal structural frame and connections use a fully bolted system rather than relying on tek screws to form the main structure. Self-drilling fixings are still used where appropriate for cladding and associated components, but they do not replace the building’s engineered bolted frame connections.
No. ESB uses rigid steel bracing rather than wire bracing. When installed in the correct sequence and in accordance with the construction drawings, the rigid bracing helps keep the frame square, plumb and stable while forming part of the completed engineered structure.
Each structural member is stamped with an identifying reference that can be cross-checked against the construction drawings. The project’s interactive 3D model also shows how the frame fits together, and ESB can provide remote technical guidance if a question arises during assembly.
Yes. ESB can quote a frame-only package where the customer intends to source the cladding, flashings, doors or other components separately. The quotation will state exactly which structural members, rails, bracing, fixings and delivery are included. Compare frame-only prices carefully, because completing the envelope requires more than simply ordering a quantity of cladding sheets.
Specialist Buildings & Project Support
Site visits, heavier structural systems, specialist applications and projects that fall outside a standard steel building specification.
Normally, accurate customer-supplied dimensions, photographs and drawings are sufficient. Where a project is technically difficult, connects to an existing building or requires complex site measurements, ESB can arrange a pre-construction site visit to obtain the necessary information.
Yes. Where the dimensions, structural loads, large openings or specialist features fall outside the practical parameters of a cold-rolled system, ESB can quote a suitable hot-rolled steel building.
Yes. ESB can quote light-gauge steel systems and garden-room structures. The specification will depend on the proposed use, dimensions, insulation, external finishes and relevant planning or Building Regulations requirements.
Yes. ESB can consider overseas and other specialist projects. Transport, local loading conditions, applicable regulations, documentation and site logistics must be assessed for the particular destination.
Potentially, but these features must be identified before structural design. Solar panels, mezzanines, cranes, canopies, roof plant and similar additions introduce extra loads or forces and may require additional steelwork or a heavier structural system.
Potentially. The weight, height, support arrangement and intended use must be established before design. Heavy precast panels or demanding agricultural applications may require a hot-rolled frame rather than attempting to impose the requirement on a lighter cold-rolled system.
Future extension may be possible if it is considered during the original design. The proposed extension direction, removable cladding, end-frame arrangement and future loading should be discussed before manufacture. An existing building should not be extended without structural review.
Yes. Mono-pitch buildings and connections to existing structures can be considered where required by the site, boundary, drainage or planning arrangement. Accurate existing-building dimensions and interface details are essential.
PRICING & PAYMENTS
Clear Quotations and Payment Stages
ESB quotations clearly identify the building specification, supply scope, delivery and applicable VAT. Payment stages and any agreed changes are confirmed before the building proceeds through manufacture.
Payment by BACS bank transfer is preferred. Card payment may also be available on request. The applicable payment details and reference are provided with the order documentation.
A typical supply-only order requires a 15% deposit when the order is placed. The second payment becomes due following approval of the final General Arrangement drawings, when the building is released into manufacture. The final balance is normally due during the week before delivery, unless a different payment schedule has been agreed in writing.
ESB quotations show both the price excluding VAT and the total including VAT, allowing the complete payable amount to be seen clearly.
No. The quotation identifies the agreed building specification, inclusions, delivery and price. Additional costs only arise where the customer changes the specification, requests products or services outside the quoted scope, or a previously undisclosed project requirement affects the design. Any resulting cost is discussed before proceeding.
Anything not expressly included in the written quotation remains outside the agreed supply scope. This may include optional doors or accessories, erection, plant hire, offloading, foundations, utilities, drainage and other site works. Changes to the building or additional engineering requirements may also affect the price.
The agreed price remains based on the confirmed specification and design information. It may change if the customer alters the building or if previously unconfirmed information—such as the site location, wind or snow loading, solar panels, a mezzanine or another imposed load—requires a different structural design. ESB will explain any material specification or price change before manufacture proceeds.
